Roanoke, Virginia foreclosed duplexOne of my regular investment clients recently purchased this duplex in SW Roanoke City.  It appears the previous owner was attempting a remodel job when they were foreclosed on, saving my investment client some time and money.

This duplex foreclosure features 2 units with 2 bedrooms and 1 bath each with kitchens and baths.

The duplex also features a full basement for tenant’s storage and a walk-up attic that could be remodeled into an efficiency apartment.  Quite the bargain with a sales price of around $57k.

Southwest Roanoke foreclosure

My two most recent home sales in southwest Roanoke.

The first house is 609 Elm Avenue SW sold to an investor who plans to refurbish the home to either rent or possibly resale at a later date.

The second home is a foreclosure in southwest Roanoke. This investor picked up a solid deal on this home that, although it needs moderate repairs, will turn him a good profit when he decides to sell it.

Congrats George!

Tudor style homes in Roanoke

Posted on August 5, 2006 | Filed Under Real Estate News, Roanoke City Real Estate

Roanoke tudor homeCNNMoney.com had a really good article on Tudor style homes the other day.

Here’s a short excerpt-

Tudor homes are based on the architecture of England at the end of medieval times. The style evolved during the late 15th century and lasted until shortly after the turn of the 17th century.

Half-timbered, stucco walls, turrets and steeply pitched roofs with cross gables are characteristics of the style. Windows tend to be very tall and panes very small; they’re often leaded in a diamond pattern. Arched entryways and substantial chimneys topped by terra cotta pots are also common Tudor themes.

I’ve always loved the architecture in Roanoke’s tudor homes. The Grandin Village, Raleigh Court and Grandin Court areas in Roanoke, as well as others, have many tudor style homes. There are several tudor style homes on the market in Roanoke right now. Contact me for more information or a no-obligation showing. The picture to the right is from one of the homes currently on the market.

Roanoke foreclosure sale

There are ten government-owned houses for sale in the Roanoke Valley right now (eight in Roanoke, one in Salem and one in Vinton). Have you ever considered buying a HUD-owned home for sale? Some are a little rough around the edges but they more often than not come with cash to help you make the necessary repairs. Not all real estate agents can show you a HUD home but I’d be glad to unlock the door for you.

Below is one of the government homes for sale now; this one is in Roanoke City on Dell Avenue.

Goverment house for sale in Roanoke, VirginiaThis beautiful 3BR/2BA home in north Roanoke City is currently priced at $133,000 but oftentimes the government will negotiage with you. It currently has a cash escrow amount of $3,400 to help you with any necessary repairs). It was built in 1949 and has 1728 square feet of living area. Contact me for more information, it is open for bids right now!

Roanoke real estate prices still up

Posted on July 5, 2006 | Filed Under Real Estate Facts, Real Estate News, Roanoke City Real Estate

According to CNN Money, real estate prices in the City of Roanoke have increased 6.86% in the previous 2-5 years compared to a nationwide average of 14.88%.

For comparison, here are a few rates of increase from around Virginia-

  • Charlottesville - up 12.82%
  • Richmond - up 8.38%
  • Virginia Beach - up 13.59%
  • Alexandra - up 23.67%

So as you can see, home values in and around Roanoke are still a great deal compared to Virginia and the rest of the nation!

Campbell Garage Lofts

Unique downtown living! Waldvogel Commercial Properties yesterday had an invitation-only tour of their new downtown Roanoke condominiums.

I must admit that when I first heard this downtown Roanoke building was being renovated for upscale condominium homes, I was skeptical. After all, this building overlooks on the front side, the Roanoke City Jail. On the backside, it overlooks the roofs of the smaller buildings behind and the parking lot of the Virginia Transportation Museum. Not exactly what I’d call a nice view.

After a very quick self-guided tour, I can say that the inside of this building is beautiful. It has a very tasteful modern decor with Roanoke-themed artwork. The inside of the condominiums are also very nice with very modern appliances. The floors are all dark wood that looks to be the original floors. While this is very nice, it does make some of the rooms darker than I personally like. Obviously though this isn’t a negative for some as many of the units are already sold.

The balconies on the upper floors of the condominium are interesting. The floors are a sort of rubberized mat while the outside walls of the balcony are copper siding which should be very pretty if kept polished but I think may make it even more hot on top of the building as well as reflect your heat if you’re trying to grill out there.

Overall I’d say it’s very nice for the right person. Plus, if you love watching CSI and Cops you’ll have real live-action out your front window. How exciting!

Using the Internet doesn’t replace a REALTOR®

Posted on April 11, 2006 | Filed Under Random Real Estate, Roanoke City Real Estate

Many home buyers and sellers are turning to the Internet in an attempt to sell, price, market and/or buy their home.

The Internet is a fantastic resource for beginning to research the market and look for homes for sale, however, oftentimes you must search multiple websites for different types of homes for sale- for sale by owner (the worst way to buy/sell a home), real estate agents, REALTORS®, land offers, and/or auctions. It is a herculean task to try to locate that perfect home or real estate you are dreaming of.

REALTORS® are trained and experienced real estate professionals. They know where, when and at what time to search for property that’s right for you. Did you know that the buyer doesn’t pay any fees to their REALTOR®? All agent fees are paid by the seller.

My name is Marty Martin and I specialize in Roanoke, Botetourt and Franklin County real estate and especially looking for great deals. I have a contract for one of my buyers right now on a beautiful home in the Grandin Road/Raleigh Court neighborhood. By knowing how to locate distressed sellers, I was able to negotiate a price well below the appraised value of the home. I can’t tell you the exact price, but it is well under $100,000. If you know that neighborhood, you will understand what a great deal it really is!

Give me a call today at 397-0014 and let me help you in your search for your next home.
